Do you need extra cash? Before you sell your house or take out a loan, you should consider an equity release mortgage. This supplies you with a cash lump sum, taken out on a portion of your home’s equity. While there are some drawbacks to this type of mortgage, it supplies you with the cash that you need, for home improvements, college education for your children, or even a cruise that you were never able to take.



Empowering poor Pensions

You also might consider taking out an equity release mortgage to help boost your underachieving pension funds. When used properly, equity release can help to provide you with a more rewarding retirement. As the lives of Britons continue to lengthen, poor-performing pensions are becoming an increasingly problematic issue. In fact, this situation could relate to the boost in the quantity of equity release schemes that has recently occurred. In 2008′s first quarter, the sector’s volume skyrocketed by 14%.



Why would an equity release mortgage be attractive to pensioners? Due to the recent boom in the property industry, many pensioners have huge amounts of equity in their homes, but little cash to spend. Equity release mortgages provide a solution, allowing homeowners to receive a cash lump sum against the equity in their property. The two main types of equity release mortgages include Home Reversion schemes and Lifetime Mortgage schemes.



The mortgage of a lifetime

Lifetime Mortgage schemes are popular for a few reasons. They allow you to retain ownership of your home. Furthermore, they allow you to repay the loan by selling the home, upon your moving into a care home or dying.



If you choose a Lifetime Mortgage, then you have two types from which to choose. In an Interest-Only type of equity release mortgage, you receive the loan in a cash lump sum, and monthly pay interest on the loan. The interest rate is either a fixed or variable. Meanwhile, the Deferred Interest mortgage differs. In this type of equity release mortgage, you are not required to make repayments. Instead, throughout the mortgage, the mortgage provider rolls up the interest. Later, the funds from the sale of your home repay the capital and accrued interest.



A huge benefit of both types of Mortgage Release schemes is that you can decide how to spend the capital from the equity release transaction. You can spend the money on whatever you would like to, with an equity mortgage.



Losing a house but not a home

The Home Reversion type of equity release mortgage is less popular, but is also a viable option. This type of scheme lets you sell your home (in part or in full), to either a reversion company or an individual. While you can continue to live in the house as a tenant of the reversion company or the individual, you are no longer the homeowner. Later, the reversion company or individual sells the home in the same manner as via the Lifetime Mortgage.



Finally, while the Financial Services Authority (FSA) now regulates Equity Release mortgages, you should first seek the advice of an Independent Financial Advisor (IFA).
